Mercury Network's Quality and Valuation Products Release Notes – October 19, 2017 Update
This update contains enhancements in Mercury Network's Quality and Valuation Products (QVP).
RealView
- Canned responses and score findings will now be included in any field’s 8,000 character limit.
- The following AQM rules were set up in RealView:
- SCA-1215: Two or more comparables location description is adverse while the subject is not. This has created an upward adjustment.
- SCA-1145: Comparables with the same location influence adjust to an indicated value below the appraiser's opinion of value.
- SCA-1275: The housing trend is not corresponding with the recent prior sale (within the last year).
- NGH-1125: Property is in a rural location with a marketing time over 6 months.
- SIT-1185: Subject property view is found to be adverse or beneficial. Is it described and/or pictured?
- SIT-1195: Appraiser has marked no zoning or illegal zoning for the subject property.
- MC-1270: Subject DOM for this sale are inconsistent with market data from the 1004MC regarding median DOM for homes in this market.
- SCA-1320: Subject property was labeled adverse, industrial, or commercial. Please review report and follow up with appraiser if warranted.
- SUB-1160: The subject recently transferred at a higher price than the appraised value, yet this was not marked as a declining market.
