November 30, 2017 Update
This update contains enhancements in Mercury Network's Quality and Valuation Products.
RealView
- To help you focus on active disaster declarations, FEMA disaster declarations with a closeout date as of the appraisal date will no longer be shown.
- An extra layer of authentication was added to the Checklist Admin page to provide additional security for account admins.
New rules
The following AQM rules are now available in RealView:
Project Info
- Appraiser has not described condition of project and common elements.
- Appraiser did not complete project improvements Subject Phase information.
- Appraiser did not complete project improvements section for all of one of the two sections: Project complete or Project incomplete.
Appraiser Certification
- A supervisor appraiser signed the report, but did not indicate they inspected the interior of the property.
Neighborhood
- The report does not contain the required 2 comparables within a .5 mile if location is urban, 1 mile if location is suburban or within 5 miles if property is rural.
Sales Comparison Approach
- Appraiser failed to bracket the subject location and has a variance of more than 5%.
Subject
- This is a purchase. Check the final contract/addendums verifying that the contract date and final sales price match the appraisal.
