December 14, 2017 Update

This update contains enhancements in Mercury Network's Quality and Valuation Products.

RealView

• We've experienced issues processing appraiser license histories from ASC.gov, which are used within the Appraiser Verification section. We have corrected this issue in order to provide you the most accurate results.
• When the Comps section was configured as hidden within RealView, it would remain shown in the 'Save to PDF' and 'Summary Report'. Now, when the Comps section is set to hidden it will no longer be displayed in the PDFs.

New rules

The following AQM rules are now available in RealView:

Project Info

• One project description is not marked.

Photos

• This is an FHA Order. Verify the appraiser has included photos of the exterior side view or 3/4 front/side.

Sales Comparison Approach

• Per the top of page two, there appears to be less sales in the neighborhood than what is reflected in the comps grid.
• Either the settled date or the contract date is in the future. Please ask the appraiser to update the date so that it's in the current month or in a past month.
