January 11, 2018 Update
This update contains enhancements in Mercury Network's Quality and Valuation Products.
New features
- To streamline UCDP submission and maintenance (as well as pave the way for future developments) we're now using Mercury Network's direct UCDP connection for submissions.
All Products
- To better secure your account, website and API users will be temporarily locked out of the system for 5 minutes after 5 unsuccessful login attempts.
RealView
The following AQM rules are now available in RealView.
Subject
- State law in certain locations requires that the appraiser disclose whether or not a carbon monoxide detector is present in the subject property. Please verify narrative for CO disclosure.
Improvements
- Some exterior finishes were labeled below average.
- All interior material "conditions" are average or better.
FHA
- This is an FHA order. Verify the sketch includes porches, breezeways, covered patios and includes dimensions.
- FHA requires the appraiser provide the economic remaining life and the site value. One or both of these fields are blank.
Sales Comparison Approach
- Comparables with an adverse view were not utilized while the subject is adverse.
- One or more comparables has had a greater than 25% change in sold price since the most recent transfer in the past year.
- Appraiser has adjusted for concessions.
