UCDP Error: Unmatched Appraiser License Information


If you've encountered the error "Unmatched Appraiser License Information" when submitting appraisals to UCDP, but you're sure the license information is correct, here's what may be going on:

The Appraisal Sub-Committee maintains a directory of all appraisers nationwide, based on their license information. You can view this directory at their website, www.asc.gov.

To verify license information, UCDP checks the appraiser's name and license number against the ASC's records. So, if the name and license number on the report match the ASC, the license is considered valid.

In some states, appraiser are required to enter additional information before or after their license number on the report. For instance, in Florida, a certified residential appraiser with a license number AA1234 would need to enter "Certified Residential Appraiser AA1234." Since the text before the license number doesn't match what's in the ASC's records, this license would generate the UCDP error "Unmatched Appraiser License Information."

UCDP is not intended to override state or other local requirements. So, if you are in an area where there are additional requirements for appraisers' license information, you can expect to continue to see this error until the GSEs decide how to resolve it. Their efforts are currently underway.

Fortunately, this error will receive an automatic override in UCDP during Phase 1, so this inconsistency shouldn't cause any submissions to fail. However, appraisers who need to enter a license number that doesn't match the ASC should be prepared to explain their local requirements to the lender, since the question is likely to come up.
