Mercury Network Transaction Fees

There is a per-order transaction fee required to use the Mercury Network software. The vendor will be responsible for the transaction fee unless the client agrees to pay the transaction fee beforehand. The transaction fee is completely separate from the fee the vendor charges the lender/AMC for the order. The payment for those services will come from the client, directly to the vendor.

  • If you're responsible for a transaction fee, you'll be notified when you place or accept an order.
  • Your card will be charged or credited only once per day - for the orders that took place the prior day from 12:00AM to 11:59 PM CST. If you're processing multiple orders in the same day, the net of your transaction fees (and/or credits) will be accrued and applied to the credit card.
  • If you had an order refunded, we'll give you a credit on your account for the amount of the order.  If any new orders come in before your credit card is charged/refunded, we automatically pull from the credit on your account to cover the cost of the new order.
  • State sales tax will be added to the transaction fee if collection is required in your state.  See our Sales tax FAQ for more information.
  • To manage your Mercury Network payment information, log in to Mercury Network and click Account in the top toolbar. There, you can add/remove credit cards and view past invoices to see details (such as the address) for each charge or credit. Click here for step‑by‑step instructions on adding a credit card to your account.
  • Often, charges don't show up on your online credit card statement for a few days, so be sure to check the Payment History section of your account for the most recent information. Just go to the Paid Invoices tab, select the month, and click Search. From there, click View/Print Invoice to see a particular day's charges or credits.

Commercial Appraisals

Below is a list of commercial appraisal products and the related transaction fee for each. This transaction fee is paid by the vendor providing the appraisal, unless otherwise arranged beforehand:

FAQ: Commercial Transaction Fee

  • How is the Mercury Network transaction fee affected when a lender changes (or “edits”) the appraisal fee for a commercial appraisal order?
    If an appraisal fee is changed (whether increased or decreased) there will be a corresponding adjustment to the Mercury Network transaction fee and sales tax, if applicable.
  • If the appraisal fee is reduced, how will the difference in the Mercury Network transaction fee be refunded?
    The difference between the new and previous Mercury Network transaction fee and any applicable sales tax will be refunded.
  • If the appraisal fee is increased, will the difference in the Mercury Network transaction fee be charged?
    Yes, the difference between the new and previous Mercury Network transaction fee and any applicable sales tax will be billed.
  • How is the Mercury Network transaction fee calculated for commercial appraisal orders?
    The Mercury Network transaction fee for commercial appraisals is a percentage of the appraisal fee, with a minimum transaction fee equal to the fee for a standard 1004 appraisal.

Example calculation

Here's an example of the calculation for Mercury Network transaction fees for commercial orders.

  1. Commercial appraisal ordered with an appraisal fee of $2,500.
  2. The 3% transaction fee would be $75.00 with possible sales tax of $4.50 billed when the order is accepted.
  3. If the appraisal order fee increases to $3,000, an additional transaction fee and sales tax of $15.00 and $0.90 respectively will be billed.
    • This brings the order's total transaction fee to $90, with a sales tax of $5.40 in this example.
  4. If the order's appraisal fee is subsequently lowered to $100 to cover a trip fee, a refund will be applied in the following amounts:
    • Transaction fee refund of $74.50 (total billed of $90.00 less minimum fee of $15.50). Final amount of transaction fee is $15.50.
    • Sales tax refund of $4.47 (total billed of $5.40 less minimum sales tax of $0.93). Final amount of sales tax is $0.93.

The Big Picture

This document describes the transaction fees for Mercury Network orders and how to update your credit information plus see a history of your transactions.

In order to follow the instructions here, you must log in as the administrator of your Mercury Network account. In other words, sub accounts cannot view the credit card information and transaction history.
